Concrete Driveway Repair Solutions

Driveways are exposed to a lot of weight, changing weather patterns and wear and tear. When the soil supporting it becomes weak or a void is formed, concrete slabs can crack and sink. There are many things that can create a void beneath a concrete driveway slab, such as erosion from rainwater or gutter runoff, or a tree root that has rotted over time. Clogged gutters, downspouts that are not installed correctly, and poor yard drainage can make erosion worse. Dirt fill underneath the slab that has not been well compacted can also create voids beneath concrete.

Regardless of what's caused your driveway to sink, settle or crack, we can fix it. Uneven driveways are not only an eyesore - they're no fun to drive on and also a tripping hazard for your family, guests and neighbors.

At Thrasher Foundation Repair, we offer a comprehensive concrete protection system. After lifting and leveling your driveway with PolyLevel(R), we use NexusPro(TM) to fill and seal cracks and control joints. Then we apply SealantPro(TM), which permanently bonds with the concrete and protects it from moisture, chemical elements and seasonal changes.

Frequently Asked Questions

  • Concrete is a strong, durable material, but it's only as stable as the soil that it sits on top of. Over time, the soil below your concrete driveway can degrade or wash away due to several factors, including rain, drought or simply the fact that the fill soil deposited there when your home was built wasn't compacted well. When this happens, the concrete driveway above eventually cracks and sinks into the voids.

  • PolyLevel is a lightweight, strong high-density polyurethane foam, developed by our sister company Supportworks and only available to an exclusive network of foundation and concrete repair contractors. A more recent technology than mudjacking, PolyLevel utilizes polyurethane foam rather than a mud-cement-slurry mixture to lift and level uneven concrete driveways. Mudjacking requires a messy, disruptive installation process and larger port size than PolyLevel polyurethane foam. Additionally, mudjacking doesn't address the underlying issue (stability) as well as PolyLevel does. Concrete driveways sink and crack due to the soil below expanding, contracting, washing out and leaving voids into which heavy concrete slabs sink. Mudjacking material is heavy, adding more weight on top of the already unstable soil, and is susceptible to the same issues of wash out and void creation. PolyLevel is waterproof, so it won't wash away or degrade over time. During installation, the expanding foam not only raises concrete driveway slabs, but also compacts the soil around it, adding stability to help prevent future sinking and settling. You can read more about PolyLevel vs. mudjacking here on our blog.

  • After lifting and leveling your concrete driveway with PolyLevel, our crews fill and seal any driveway cracks as well as control joints. This prevents water infiltration, which in turn helps prevent the soil below from softening and eroding over time. We use a high quality, silicone-based sealant called NexusPro. It's specially engineered to stand up to harsh weather conditions, and unlike traditional urethane sealants, it is UV-resistant to prevent drying, cracking, bubbling or yellowing.

  • Polylevel polyurethane foam is pumped beneath concrete driveway slabs through tiny ports about the size of a penny. Initially, Polylevel flows like water, filling even the smallest cracks and crevices in the soil. It quickly expands and hardens, lifting the concrete slabs above it and compressing the soil around it at the same time. Polylevel is waterproof, so it will never wash out, and it won't degrade over time due to temperature extremes. It's environmentally friendly, too, with no environmentally harmful chemical leaching. Best of all, Polylevel cures quickly, allowing your concrete driveway to be used normally the same day.

  • Most driveway leveling and repair projects take our crews a single day to complete, and Polylevel cures quickly, allowing your concrete to be driven and walked on just 15 minutes after installation. Alternate solutions like mudjacking or concrete replacement often require more time and disruption, as well as longer cure times which could mean parking on the street and avoiding your garage for several days.

  • Repairing your concrete driveway cracks with PolyLevel is not only less expensive than full concrete replacement, it's also a much quicker repair process and far less disruptive to the surrounding grass and landscaping. There's almost no waiting for the concrete to cure before you can walk and drive on it, and unlike concrete replacement, PolyLevel actually fills voids and compacts underlying soil, which stabilizes your concrete driveway for years to come.
