SmartJack® for sagging crawl space repair

Thrasher uses the SmartJack® house jack solution to support and re-level sagging floor joists in crawl space foundations.

What is a House Jack?

Crawl space foundations settle over time, contributed by erosion, soil type, and excess moisture. We place a foundation jack or house jack under a sagging floor joist to lift and support it. The goal is to achieve a level floor system and avoid foundation failure.

House Jack Terminology

House jacks or foundation jacks are the typical solution to jack up a sinking foundation or sagging floor. You can also refer to jack posts used in a sagging crawl space foundation as crawl space jacks. Regardless of the name, the SmartJack® solution offers a fast, reliable method of restoring your sagging floors, available exclusively through trained dealers, including Thrasher Foundation Repair.

The Permanent Solution for Sagging Floor Joists: SmartJack®

A safer & quicker method for sagging floor repair in Nebraska, Western Iowa, Central & Western Kansas and Northwestern Missouri

Before

After

When floors in the home start to sag, it signals a possible problem in the crawl space underneath, often wood rot or changes in the soil. Sinking foundations and sagging floor joists can cause unsafe, uneven floors. When a serious structural problem causes sagging floors, you may notice other symptoms inside and outside the home, including foundation cracks, leaning or bowing walls, wall and ceiling cracks, or sticking doors and windows. Support columns in the crawl space that weren't spaced properly during construction can also cause beams and floor joists to sag.

SmartJack® is a leading foundation jack solution for fast, safe, and effective sagging floor repair. Also, installing our crawl space encapsulation and SmartJack® system together can provide a complete solution to address the underlying soil conditions that cause sinking foundations and sagging floors.

How SmartJack® Levels and Supports Sagging Floors

SmartJack® installation is a quick and safe solution that won't interrupt your living space or the surrounding landscape. This simple four-step process is how your SmartJack® installer will re-level your sagging floor joists back to their original position and prevent future movement.

1. Before the Installation

Before getting started on the installation, your structural repair specialist will evaluate your crawl space foundation and design a crawl space support system to restore your home's structural stability. They will determine the location for each crawl space support to ensure an efficient, seamless installation of your crawl space support system. Your foundation professional will then meet with you to explain the installation process and answer any questions you may have about your crawl space repair.

2. Placing the Footings

Once the installation begins, your installers will dig a 2-foot square, 2-feet deep hole at each SmartJack® location. They will then place a base, also called a footing, on top of the engineered fill. The footings create a stable base for the steel jack posts and keep the posts vertical. This allows for optimum weight-bearing distribution across a wide area of soil. The fill base underneath the footing offers strong support that resists moisture and won't settle or shift.

3. Cutting the Jack Posts to Length

Once the footings are placed, the installers will measure and cut foundation jacks to the appropriate length for the height of your crawl space.

4. Assembly & Tightening

After the foundation jacks are cut to length, the installers will place each jack post in the crawl space, mount the top of the crawl space jack against the girder, and check that each jack is exactly vertical.

If there's girders that have been damaged by rot or girders that are too small, your technicians will install a new sister girder next to the original to reinforce and strengthen the structure.

Finally, each SmartJack® is tightened to help lift the floor back to its original position. The house jacks can be adjusted in the event that future tightening is necessary. SmartJack® is proven to level sagging floors and prevent future movement.
