Extended drought conditions caused settlement issues.

In late December of 2013, Thrasher began work on two buildings on Ozanam's 96-acre campus located in south Kansas City—a residential building and an administration building.
The perimeter of the residential building had unexpectedly settled on three sides during the fall. Our field consultant determined that the settlement was most likely caused by the impact of drought conditions, particularly on the large trees surrounding the building's perimeter. By underpinning the exterior walls with 20 resistance piers, Thrasher restored the building to level. Thrasher subsequently PolyLeveled the interior slab.
Both buildings were restored in 15 working days, even though crews were working in cold weather conditions.
Differential settlement can happen to any home, building, or structure. It just depends on what mother nature has in store. If you have too much moisture, it can soften or weaken the soils underneath the footings. Too little moisture and create dry pockets or voids that footings can slip into. Thrasher used a combination of helical and push piers to help around both point load footings and spread footings. Our piers are galvanized, not a powdered coat that will make them last the long haul, so you won't have to worry about further settlement. We use different size piers that have been load-tested, so we know once installed that it will more than hold what we are asking it to.
