Effective Solutions to Identify & Repair Cracked Foundation Walls

Stair step cracks in foundation walls

Thrasher Foundation Repair offers customized, permanent solutions to repair foundation wall cracks.

Foundation wall cracks can come in many forms, all of which can indicate a foundation problem. Horizontal or "stair-step" cracks often occur in masonry basements, while wall cracks typically form in the corners of poured concrete foundations. Although some foundation cracks are normal, serious issues, such as foundation settlement or expansive, unstable soils, can also cause them.

The best way to tell if a wall crack is serious is to schedule a professional foundation inspection. If the crack is letting moisture, odors, and pests into the basement, is more than ⅛" wide, or has continued to grow over time, it likely needs to be repaired.

If you're concerned about cracks in your foundation, Thrasher Foundation Repair can help. As a leading foundation repair contractor, we offer a range of proven, state-of-the-art solutions to fix cracked foundation walls.

What Causes Cracks in Foundation Walls?

Cracks in foundation walls can range from a simple cosmetic issue to a significant structural problem with your home. The good news? We can fix most foundation problems quickly and permanently. The key is to address the issue early and identify the cause of wall cracks. In most cases, we attribute foundation cracks to one of three reasons.

Curing Concrete

It is common for minor cracks to appear in foundation walls as concrete cures. These are often called shrinkage cracks and tend to be tiny hairline cracks 1/16" wide or less. They generally occur near the center of a span and maintain a consistent width along the length of the crack.

While shrinkage cracks are normal and not an indication of a foundation problem, you must never assume a foundation crack is merely a shrinkage crack. If you notice foundation wall cracks, monitor them regularly. If they appear to be getting wider, widen enough that you can fit a dime in them, or start growing wider at one end, notify a foundation repair contractor.

Foundation Settlement

If the soil underneath your foundation cannot support the weight of your home, the foundation will eventually begin to settle unevenly, and cracks will start to form. When vertical cracks appear, and the wall or corner of the house begins to rotate, the foundation cracks will typically become wider at the top or bottom.

Wall cracks from foundation settlement are very serious. As the home continues to move over time, they will continue to get worse. If you are concerned that your foundation may be cracking due to settlement issues, it's best to address the problem as soon as possible.

Expansive Soils

When clay soils under or around your home get wet, they can expand and contract significantly. Wet clay soils put tremendous pressure — literally thousands of pounds — on foundation walls. This pressure can force the walls inward and cause them to buckle, crack, or tilt at the top.

Foundation cracks and damage caused by expansive soils only worsen over time. If ignored for too long, the walls may fail beyond repair. Addressing failing foundation walls quickly is the best way to prevent significant damage. Depending on the cause and severity, Thrasher can complete most foundation wall repairs in as little as a day.

Are Wall Cracks the Only Sign of Foundation Settlement?

Wall cracks are just one symptom of foundation settlement. You may also notice signs of foundation settlement in your crawl space, drywall, or slab floors.

Sagging crawl space supports can cause wall cracks

Sagging Crawl Spaces

A sagging crawl space is another sign of foundation settlement, occurring when support beams sink into the ground. A crawl space may also settle when mold or wood rot weakens floor joists and girders or if there aren't enough support posts to adequately support the structure.

When a crawl space begins to sag, the floor above will also sink. As it sinks, the floor pulls on the partition walls attached to it, which causes drywall cracks to form.

Wall cracks can be cause by a sinking foundation floor slab.

Heaving or Sinking Floor Slabs

Slab floors will begin to sink when the soils below settle or are washed away. If the soils underneath the concrete slab expand, the floor will start to lift upwards. The movement caused by settling or expanding soils can lead to cracks in the drywall and the floor itself.
