Crawl Space Encapsulation Prevents Structural Damage in Forsyth, MO
Dirt crawl spaces are common, but they can cause issues to homes. Crawl Space Encapsulation Stops Musty Smell in Wichita Home
This homeowner had horrible smells coming up into her kitchen and the rest of the home. Thrasher traced it to the crawl space and suggested a permanent fix.
Sandra had horrible smells coming up into her kitchen and the rest of the home. No homeowner wants that, especially in the kitchen. She traced the source of the offending odors to the crawl space. But what was causing the smells? Moisture is the root cause of most musty house smells. The most common reason for a musty odor in your home is the presence of mold or mildew. This is one reason that some houses smell after it rains or when you've had a plumbing leak.
Getting Rid of Musty Smell in Your Home
So how do you get rid of the musty smell in the basement? Deodorizers? Air filtration? Fans? Over time, it's more than an olfactory annoyance. The problem is the amount of humidity in your home. Part of the challenge is how air circulates in a home. It's called the "stack effect." The stack effect refers to the process in which hot air leaves the home through your attic and upper levels. As it does, a vacuum is created below, and new air is pulled upwards through the basement, crawl space, and lower levels. And, all of that moisture is pulled along with the air through your home. Permanently Fixing Humidity Issues in Basements, Crawl Space
Sandra called Thrasher Foundation Repair. System Design Specialist Zach Goldberg confirmed what Sandra suspected, and that was her problem originated in the crawl space. The solution was an efficient system to eliminate the moisture and keep it from spreading throughout Sandra's home. Zach recommended:
- Complete crawl space encapsulation - A vapor barrier slows or prevents ground moisture evaporation into the crawl space air. A vapor barrier, by its nature, resists the passage of air. By stopping air movement from the ground, it can also turn your crawlspace into a semi-conditioned space – one that is close to the temperature of the living spaces above.
- Also, a highly efficient dehumidifier, the SaniDry Sedona, was recommended to pull the moisture out of the air and prevent it from being released into the home. The SaniDry Sedona eliminates damp, musty odors in your basement or crawlspace by drying and filtering the air. It will keep your home below 50% relative humidity – mold won't stand a chance, and dust mites will die off!
- By installing a SuperSump sump pump system, they'd be able to capture additional sources of moisture like groundwater, any water that collects in the crawl space and a resource for emptying the dehumidifier. Your sump pump is the critical component of keeping your basement dry. Without a reliable and operational sump pump, your basement is likely to get wet.
- As a final step, drain we installed lines to route water away from the home to avoid reintroduction into the crawl space. If the soil around your basement is saturated with water, hydrostatic pressure will build, and water will find its way in through the path of least resistance. These resistance paths can include porous concrete foundation walls, form ties on poured foundation walls, cracks in foundation walls, and the cold joint where the foundation wall and footing meet.
This was a big project to consider, and Sandra felt like she needed some help to decide. She called on her son Paul to offer counsel. Paul is a highly-regarded contractor in Wichita, was very much involved after the original consultation. Zach went and visited Sandra and Paul and thoroughly discussed the inspection and the options presented. After an hour and a half, they decided that this was the best for Sandra and her home. What’s the Right Level of Humidity in My Home
So, what's the right level of humidity in your home? Every basement is going to have a humidity level. The question boils down to – what is a safe humidity level to have in your home? Safe humidity levels range from 30% up to 50%. Once you get up to that 50% marker in a basement, there is enough moisture in the air to allow some of the common indoor allergens to start to survive and thrive. The Center for Disease Control (CDC) recommends(opens in a new window), "Keep humidity levels in your home as low as you can—no higher than 50%–all day long."

Omaha Crawl Space Mold & Humidity Solutions
When it comes to the health and safety of both a home and it’s occupants, often the symptoms of a problem appear first. In this case, Amber, the homeowner, had previously added crawl-space humidity mitigation solutions. Unfortunately, they weren’t a match for what her home really needed.
Discovering crawl-space mold & humidity issues
Amber was no stranger to investing in her Omaha home to make it clean, safe and comfortable. She had recently completed a remodel of her home due to a house fire.
Soon after, she started having issues with mold, and so she added dehumidifiers in the crawl space and on the main level. She found that she was emptying the dehumidifiers three times a day to keep the moisture at bay. Her brand-new wood floors started having issues, and the flooring installer said it was due to the humidity in the home. He delivered the verdict that the flooring would continue to buckle if the homeowner did nothing.
Amber called Thrasher to preserve all that she had invested in her remodeled home.
Completing the crawl-space inspection
Thrasher System Design Specialist Shane McClintic met with Amber and did a complete inspection of her home to determine what was happening and how Thrasher could fix it. He found that a large amount of the excess moisture was coming up through the ground in the crawl space area. The homeowner had attempted moisture mitigation before, but the quality of the products used and the way they were installed wasn't enough to keep the humidity below an acceptable level in the home.
Understanding why humidity and moisture can cause hidden problems
Excess humidity and moisture may be the single leading cause of a poor internal environment in the home. Yes, it creates that "damp smell" and can lead to mold issues, including the highly toxic "black" mold, but it also invites dust mites. Like mold, dust mites are major contributors to asthma and allergy problems. According to the American Academy of Family Physicians(opens in a new window), the real problem with dust mites is their waste, which creates negative skin reactivity for 90% of patients.
Quality home dehumidifiers for your basement or crawl space are designed to ensure that the humidity level in your home stays below 60%, which significantly reduces the ability for allergens and mold to survive. Home dehumidifiers also filter the air circulating in your basement or crawl space to help remove any dust mites or other allergens that may sneak in through open windows, access openings or improperly sealed gaps in your foundation.
Determining the right crawl-space solution
To fix Amber's problem, the Thrasher team removed the ineffective plastic liner from the crawl space because it wasn't sealed and had developed multiple holes. We then properly encapsulated her crawl space with drainage matting and CleanSpace?. CleanSpace is a hefty 20-millimeter-thick liner — similar to a pool liner. It is manufactured in a seven-layer blend of high-density polyethylene for puncture resistance, low-density polyethylene for flexibility, and polyester cord reinforcement for brute tear resistance. This combination is why CleanSpace comes with a 25-year warranty against rips and tears. The white finish brightens the space and easily allows customers to see a mold, insect, and dirt-free area.
Next, we installed SilverGlo™ crawl space insulation, an expanded polystyrene insulation infused with graphite for ultimate wall protection, on the walls and in the rim joist to create a thermal boundary and regain control of the temperature from outside conditions.
We installed a SuperSump? sump pump system to pump out any groundwater that may get in and accumulate under the liner and contribute to the humidity challenge. The single pack comes with a Zoeller sump pump, which can pump 2,650 gallons/hour. The pump is more than enough to keep up with Amber's need to empty the dehumidifiers and discharge excess moisture outside the home.
Finally, we installed a SaniDry™ Sedona to dehumidify and purify the air. This unit self-drains to the sump pump, so Amber does not have to worry about constantly emptying her unit like she had to for the existing dehumidifier. The SaniDry Sedona has a whopping 100 pints per day capacity and will move over 300 cubic feet of dry air per minute around your basement or crawlspace. This high-performance fan, paired with a replaceable MERV 8 Filter, removes mold spores, dust mite droppings, dust, and other particulates with ease. It dries the contents of your home and building materials, making that damp feeling and funky basement smell go away. The SaniDry Sedona will keep relative humidity throughout the entire crawlspace under 50% (after the encapsulation and insulating,) which will protect Amber’s wood floors from swelling and buckling too.

Concrete Driveway Joint Sealant Adds Protection Against Future Damage

Why should you seal your joints on your concrete?
When it rains, the moisture can wash away the soil or leave it so saturated and soft that it cannot support the concrete above it. Sometimes this is due to improper drainage, or other times it is a matter of unusual amounts of water getting to the soil underneath the concrete. Lines in the concrete are called control joints because they are supposed to control the cracking patterns when the concrete was initially poured. These control joints will eventually crack through the slab after the concrete is poured in place. This is a perfect path for water to flow down and under the concrete slab. This creates more erosion and more wet, weak soil. When this happens, the soil shifts, and there becomes unsupported areas of concrete, which will result in additional cracks in the concrete or unlevel concrete. Another type of movement that could occur in the concrete if the joints are not sealed is heave. Heave is caused by the ground's expansion and is usually associated with clay soils that swell when they get wet. If you get too much moisture underneath your slab, that soil will expand and cause the concrete to become uneven in portions, in parts. This can also occur during the winter months. If there is moisture in the expansive clay soil and it freezes, it will swell. Similar to a pop bottle in the freezer. Sealing the joints between the concrete slabs that make up your driveway or sidewalk is a crucial step to preventing future damage like sinking and cracking.
Urethane or polyurethane caulks adhere well to concrete. This material provides an impermeable adhesive to prevent moisture, air, and debris from entering cracks. The downside to urethane caulk breaks down and degrades when UV light is present. This is not ideal for outside concrete, and we expect to replace it every few years.
Our silicone-based sealant, NexusPro, not only looks great but works better than traditional, off-the-shelf caulking material to protect your concrete - and the soil it rests on - from the elements. It remains highly flexible regardless of the weather conditions. It will not de-bond, and it is UV resistant so that it won't crack or breakdown. NexusPro has a quick curing process, so you only must wait for hours instead of days to drive or walk on the sealed areas.
Expert installation is vital. Our technicians will carefully prep and clean the existing joints and cracks. Then several passes are made with a spatula spoon to make sure there is a perfect result. The final touch of sand is then applied to help blend in the color of the concrete.
By preventing water from seeping through concrete slabs, the soil below is less prone to erosion and settlement, which is the root of almost every issue related to concrete sinking and cracking.
