Old Barn With a Failing Foundation in Saint Libory, NE
Julie had a barn on her property that had been empty for several years. But she is now ready to fill it with livestock. Unfortunately, she had noticed the northwest corner of the barn was not looking good. Before letting her livestock call this barn home, it was important to her to make the necessary repairs first.
System Design Specialist, Brock Scott, visited the property to get to the root of the problem. He found that the building had a 4 part foundation wall that consisted of footing, a pit wall, a slab on top of the pit wall, and a concrete wall going around the perimeter. The northwest corner was falling away from the rest of the building and was suffering settlement damage. The weight of the concrete on the wall was causing it to break.
To stabilize the settlement, we used helical piers. Helical piers are giant metal screws driven into the soil to stabilize and repair a foundation or lift lighter structures. We then used a carbon armor strap to keep the corner attached to the barn.
Julie was so happy with the completed work and liked how we explained everything to her and informed her of any changes to the original plan.
Wall Failure in Paxico, KS
Mike's been remodeling his home and wants to do it right. It's important to him to preserve their forever home the best he can, and he knows protecting the foundation is key. Mike's worked with Thrasher in the past, so he knew exactly who to call. System Design Specialist, Jesse White, went out to Mike's home to see what was going on.
Upon inspection, we found Mike's foundation walls were failing and had moved enough to see an impact on the upper level of the home. To fix this issue, we installed PowerBrace on the walls for extra support. Our PowerBrace system involves galvanized I-beams that run the full height of your foundation walls and is securely fastened to the concrete basement floor.
Mike was very happy with the results.
Sagging Floors and a Wet Basement in Walton, KS
From time to time, Ivan would get water in his basement. Then he noticed his floors were starting to sag. Worried about mold and the integrity of his home, he wanted to fix this problem, especially since he has plans to give this home to his daughter. He knew a band-aid fix wouldn't work and wanted a permanent solution. So he called Thrasher. One of our System Design Specialists, Austin Ahlf, went out to Ivan's home to figure out the root of the problem.
Upon inspection, we found that water was entering through the coal joints in the wall. On top of that, his crawl space was sagging as well. We used WaterGuard with a lateral to the sump pump to fix his water issue. We then used CleanSpace, a 100% waterproof plastic vapor barrier, to divert any water intrusion and channel it away from the home. And then, for his crawl space, we installed SmartJacks to lift and level his support beams back into place.
Sagging Floors in Fort Scott, KS
Randolph had just moved into his home and felt the floors were not well supported. He gave us a call, and we sent out System Design Specialist Levi Ashmore to inspect the house.
After looking in the crawl space, we saw a lot of old supports that were sagging and leaning. In fact, the supports were stacks of bricks and blocks! We also noticed the support beam was in pretty bad shape. This was causing many issues upstairs, including cracks, sagging floors, and uneven doorways.
To fix this issue, we used a steel supplemental beam and steel SmartJacks to support the floor joists in Randolph's home permanently. Getting the connection point where the jack and beam meet and where the jack and the system base connect is crucial. On top of that, we also made sure the bottom of our system got deep enough into the soil to help stabilize since soil washes out and dries up over time.
Randolph was very pleased with his now stable floors!
Water Pooling in Driveway in Aurelia, IA
Whenever it rained, water would pool in Brian's driveway. Brian's kids and their friends often park in the driveway, and he was concerned that they would end up slipping and falling one day. So he called Thrasher to come out and fix this annoying problem. Connor O'Brien, System Design Specialist at Thrasher, went out to his home to look at the driveway.
We found that Brian had several voids under his driveway, which caused the water to pool.
Our solution was easy and simple. We used PolyLevel to direct the water flow and then used NexusPro to seal the joints and cracks.
Brian is so relieved that the water no longer pools, and he doesn't have to worry about anyone falling on his driveway anymore.
